Job Overview:
As a Real Estate Management Analyst at ADB, you will play a crucial role in providing technical and operational support to the organization's field offices in the areas of real estate and property planning. Your responsibilities will include the planning and implementation of facilities improvement, expansion, and relocation projects funded under the capital expenditure (CAPEX) budget. You will be involved in various architectural and interior design activities related to construction, renovation, and alteration projects. This position requires a strong understanding of design principles, project management, and collaboration with various stakeholders to ensure that projects are completed on time and within budget. You will also be responsible for preparing design drawings in AutoCAD, coordinating with engineering trades, and managing design conflicts to facilitate efficient construction implementation. Your role will be pivotal in ensuring that ADB's field offices meet the latest workplace standards and guidelines, contributing to the overall mission of the organization.

Duties and Responsibilities:
  • Provide technical and operational support to ADB's field offices in real estate and property planning.
  • Support architectural and interior design activities for CAPEX projects, including construction, renovation, and alterations.
  • Prepare architectural/interior design conceptual and schematic design drawings in AutoCAD format.
  • Coordinate with relevant engineering trades and other supporting services such as Structural, Mechanical, Electrical Plumbing, Firefighting, Information and Communications Technology, and security" style="border-bottom: 1px dotted #007bff !important;">Security.
  • Prepare additional design deliverables, including material finish digests, mood boards, furniture schedules, and presentations for stakeholder approval.
  • Collect and validate data for space programming and planning of field offices, ensuring alignment with approved budgets and staff positions.
  • Monitor implementation progress to ensure compliance with approved plans, material finishes, and specifications.
  • Manage design conflicts between different trades to ensure efficient construction implementation.
  • Provide technical guidance to field offices in planning, designing, contract management, cost assessment, project management, and general facilities management. 1
  • Contribute to the preparation of project schedules, milestones, indicative project cost estimates, and furniture bills of quantities for project tenders. 1
  • Support the development of design frameworks and standards manuals for field offices. 1
  • Perform site inspections, material finish selections, punch listing, and project handover acceptance following project milestones. 1
  • Coordinate with project stakeholders and other divisions within ADB. 1
  • Perform other duties as assigned and reflected in your work plan.

Required Qualifications:
To qualify for the position of Real Estate Management Analyst, candidates must possess a Bachelor's degree in architecture, interior design, or engineering. A minimum of 5 years of relevant professional experience is required, particularly in work planning, design management, fit-out construction management, cost and budget monitoring, and commercial real estate processes. Candidates should demonstrate experience in project management and coordination, process documentation, analysis, and auditing. Strong coordination skills and the ability to collaborate effectively with internal and external clients are essential. Familiarity with international institution IT systems and computer-based applications, including Microsoft Office, AutoCAD, SketchUp, and Photoshop, is necessary. Candidates should also possess excellent written and verbal communication skills in English.

Educational Background:
Candidates must have a Bachelor's degree in a relevant field such as architecture, interior design, or engineering. This educational background is essential to ensure that the candidate has the necessary knowledge and skills to perform the duties associated with real estate management and design.

Experience:
The position requires at least 5 years of relevant professional experience in areas such as work planning, design management, fit-out construction management, cost and budget monitoring, and commercial real estate processes. Candidates should have a proven track record in project management and coordination, as well as experience in process documentation and analysis.

Languages:
The mandatory language for this position is English, with an excellent command of both written and verbal communication required. While not mandatory, proficiency in additional languages may be considered an asset, particularly if it enhances communication with diverse stakeholders.

Additional Notes:
This position is funded by a temporary funding source, such as a trust fund or capital expenditure budget, and the renewal of the appointment is subject to the availability of this funding. The appointment is fixed-term with an initial period of three years, with the possibility of renewal for up to three additional years. This appointment is not convertible to a regular appointment, and there is no limit on the number of renewals.
