Job Overview: The Building Area Warden position is integral to the Infrastructure Management Section of the Base Support Group at NATO Allied Joint Force Command Brunssum. The incumbent will be responsible for a variety of tasks related to the maintenance and management of facilities, ensuring that all buildings on Hendrik Camp are safe, functional, and compliant with health and safety regulations. This role requires a proactive approach to facility management, including the execution of planned preventative maintenance, quality control of external contractors, and direct communication with building users regarding maintenance work orders. The Building Area Warden will also support the optimization of climate control systems and electrical installations, ensuring maximum efficiency and user comfort. Duties and Responsibilities: The duties of the Building Area Warden include but are not limited to: carrying out tasks assigned by the Team Leader Facilities; conducting inspection work that includes planned preventative maintenance and quality control of external contractors; supporting the Building Monitor System (BMS) Operator to optimize climate control systems and electrical installations; acting as the point of contact for building users regarding maintenance work orders; providing building-specific information for design and repair teams; performing basic refurbishment tasks such as hanging pictures and whiteboards; installing, replacing, and maintaining locks for security" style="border-bottom: 1px dotted #007bff !important;">security requirements across all buildings; assisting with changes of safe/lock combinations upon customer requests; and ensuring compliance with Health and Safety protocols to maintain a safe working environment for the Facility Team, contractors, and building users.
Required Qualifications: Candidates must possess secondary education and have completed vocational training in a related field or discipline. Proficiency in English and Dutch, both oral and written, is essential. Additionally, candidates should have a minimum of three years of professional experience in Facilities Maintenance, including experience with work order systems. Knowledge of building heating and electrical systems, the ability to work at heights, and familiarity with environmental legislation and Health & Safety regulations are also required. A valid driver’s license for vehicle class B is mandatory.
Educational Background: The educational background required for this position includes secondary education complemented by vocational training in a relevant field. This training should provide the necessary skills and knowledge to effectively manage and maintain facilities within a military context.
Experience: The position requires a minimum of three years of professional experience in Facilities Maintenance. This experience should include practical knowledge of using work order systems and controlling building heating and electrical systems, as well as a demonstrated ability to work at heights and comply with health and safety regulations.
Languages: Proficiency in English is mandatory, with good oral and written skills required. Additionally, good Dutch language skills, both oral and written, are also necessary for effective communication within the organization and with building users.
Additional Notes: This is a full-time Local Wage Rate (LWR) position, requiring 38 working hours per week. The position follows the terms and conditions of the employment contract regulations for Local Staff at the Allied Joint Force Command Headquarters Brunssum, in accordance with LWR Regulations. The gross monthly starting salary is EUR 3,169.99, with a maximum gross monthly salary in this grade of EUR 3,996.83, subject to taxes. Additional benefits include a monthly accrual of Holiday Allowance (8% of the monthly gross salary) paid in May, a Year End Payment (8.33% of monthly gross salary) paid in November, and participation in a pension plan (currently ABP). Employees are entitled to 184 hours of holiday per calendar year, with additional entitlements based on age. The position is open to nationals of all NATO member countries, and candidates should verify if a work permit is required. Selected candidates will receive a 2-year definite duration contract, including a 2-month probationary period, which may be followed by a contract of indefinite duration. A NATO security clearance is required before an employment offer is finalized.
